STEPS FOR QUALIFYING TENANTS:
- Meet with each applicant
- Process rental applictions
- Run a complete creidt report
- Run a background screen
- Verify personal information, including employment, rental history, income, etc.
- Prepare all lease documents.
- Prepare property for - Cleaning/Maintenance
- Collect monthly rents,security deposits and any other outstanding balances
- Place deposits in trust account
- Send out 3 day notices
- Pay all monthly Expenses (landscaping, utilities, property taxes, insurance++ )
- Online services- 24 hours access to all reports
- Provide annual statements for tax purposes. (1099)
- Ensure compliance with all local, state, and federal systems.
